Did you know that one out of four home buyers chooses a new construction?
True, new constructions may be more expensive. But for some people the pros outweigh the cons. For instance, new homes are more modern and energy-efficient than exiting homes. You can upgrade and customize. It’s also exciting to be the first person to live in a house.
If you’re thinking about buying a new construction, here are some tips to keep in mind.
Get Your Agent Involved Early
Before you start looking for a builder, figure out a few things. What price range is comfortable for you? If you own a home, you need to know how much cash its sale will net you. If this will be your first home, you need to qualify your income. A real estate agent can help you do the math and cover all the bases. (Need an agent in Northern Virginia? Linton Hall can help!)
Find Your Builder
Like most professionals, builders often specialize. You’ll want to work with an expert in the kind of house you’re looking for. Decide what you want before you start looking for a builder. Do some research about the builders you’re considering. Make sure you have as many facts as you can before you decide.
Plan Your New Home
Start by looking at the neighborhood. What amenities does the community offer? What future developments are planned? If there’s a homeowner’s association, what are its rules? How will the location affect your commute? How else might this community impact you and your family?
Then turn your attention to the house itself. Find out what options and upgrades are available. Options are alterations installed by the builder during construction. Upgrades are made by increasing the quality of materials and features used in the home. Both can add to your enjoyment of your home and increase its resale value.
Negotiate and Read Carefully
Many people don’t realize you can negotiate on price. That includes anything from the lot to the upgrades you choose. Builders may also offer specials to help close a sale. Don’t be afraid to ask.
Make sure the written contract works in your favor. Points to include are the details of your upgrade, permission to visit the construction site to see progress, and advanced notice of the closing date.
