The Fall real estate season is upon us…
We are in a great mortgage rate environment as rates for government and conventional loans are at three year lows! Here are some great programs offered by our preferred loan officer, David Black of Guaranteed Rate Mortgage Company, to help our clients:
- First Time Home Buyer: Mortgage Credit Certificate. The MCC is a tax credit valued at 20% of the interest a client pays each year. A tax credit is a dollar for dollar reduction in your tax liability. With the new tax law only 3%-5% of returns have itemized deduction which means you don’t write off taxes and interest from your home. A MCC tax credit is not a deduction and it can be used every year your client owns their home, keeps as their primary residence, and keeps the original loan. Income restrictions apply.
- First Time Home Buyer: Down Payment Assistance Grant: The DPA will give some of our clients either 2% for conventional or 2.5% for FHA, so they just bring 1% for their down payment. They never have to pay back this grant! Income restrictions apply.
- Macaw: This is our appraisal waiver tool for clients putting down 20% or more. Our preferred lender can determine if the house they buy will qualify with no appraisal which will save them $450! All our preferred lender needs is the address and the sales price and I can advise if the property is eligible.
- Are you eligible for VA financing? This is 0% down financing and Guaranteed Rate, not only has super low rates, but they don’t charge any lender fees on these loans.
- Quick Closing? Our preferred lender can close in as quick as ten days!
- Client’s with no money available for down payment? We can help these clients as well with a couple of programs that provide 1st and 2nd mortgages (same rate) equal to 100% financing. Income restrictions apply.
